Ambitious real estate developer Cytonn is taking a gamble on what is set to be among the most expensive ‘for-sale’ homes in Nairobi – at Sh120 million a unit – with the confidence that it will entice super-rich buyers.
Located on Miotoni Road in Karen, one of Nairobi’s most exclusive suburbs, Applewood Villas – a 10-acre gated community – comprises 18 villas each sitting on half an acre; five of which are set on a dam-front to provide a great waterfront experience.
“Applewood was inspired by the success of our flagship development Amara Ridge in Karen where we put up 20 units priced at Sh100 million apiece,” says Cyonn CEO Edwin Dande.
Mr Dande said the Sh2.5 billion development follows extensive talks with affluent clients seeking to purchase high-end properties in Nairobi’s upmarket settings.

Images posted on Cytonn’s website expose that the developer will spare no expense in creating a lifestyle unique and exclusive to dollar millionaires and Kenya-shilling billionaires.
From the towering porte cochere to the stately entrance lobby and tall windows, the villas ooze opulence. Indeed, Cytonn says that “the double height porte cochere gives a grand sense of arrival (while) the entrance lobby further accentuates the arrival experience.
The villas also include roof-top family rooms and terraces on the second floor, offering a “serene environment and amazing views of the tree-covered landscape.”
The ideal homeowner will be somewhat of a sensualist – someone devoted to the ‘good life’ and one who appreciates extravagant amenities at home.
Mr Dande says the locality of Applewood is a key attraction to potential buyers due to its proximity to international schools and top recreational spots.
“Applewood location boasts easy accessibility to (several) international schools, several leisure and recreational sites as well as The Hub and The Water Front Park in Karen,” he said.
